Maintenance contracts in Belgium

A maintenance contract is for businesses, retail and organisations that want plumbing followed in a structured way instead of calling only when something fails. Van Dijk Home sets in advance which planned inspections happen, what each visit includes, how interventions between visits are scheduled, and how several sites sit under one overview. After each visit you receive a written report for your facilities or admin team.

Our approach

From inventory to report each visit

We start with a clear inventory, put scope and package on paper, run planned inspections on the same checklist, and deliver a report each time. Between visits we schedule with priority by contract level and availability.

  1. 01

    Inventory per site or branch

We walk through critical zones, appliances, valves and known faults with you. For several addresses we bundle that in one overview so frequency and scope stay logical per location.

  2. 02

    Contract proposal and package choice

You receive a proposal with frequency, included checks, reporting and how urgency between visits is handled. Basic, standard or extended define among other things inspection depth and priority for call-outs, always subject to availability, not a fixed hour SLA.

  3. 03

    Carry out planned inspections

On the agreed dates we run the checklist, renew small wear inside scope and note what outside the contract needs a separate price.

  4. 04

    Written report and schedule

After each visit you receive a short report with findings and recommendations. The schedule of the next contract dates stays visible for your planning.

  5. 05

    Adjust when things change

If the installation, occupancy or number of sites changes, we propose updating scope or package. The contract starts and continues only on written agreement.

Why a contract

When one-off call-outs fall short

Shops, offices and hospitality keep running while taps, wastes and pipe zones wear. Without fixed visits, problems often show up only when a leak, smell or fault hits the operation.

Facility teams with several branches lose overview when each site calls separately, with no shared checklist or reporting. A contract bundles dates, findings and follow-up.

A legionella management plan, where your building has one, calls for regular technical follow-up. That belongs in a thought-through maintenance policy, not in ad-hoc repairs alone.

Signs to watch

When a maintenance contract makes sense

These situations show that planned follow-up and written scope bring more calm than isolated call-outs.

  • Repeated small leaks or waste problems on the same site.
  • Several branches with no shared report or fixed visit dates.
  • Facilities management asks for a predictable budget and reporting each quarter or year.
  • You need to link legionella technical follow-up to maintenance where the law requires it.
  • Faults between planned visits stack up with no priority rule.
  • New tenant or extension needs a review of pipe zones and shut-off valves.

Before the first contract visit

What to prepare for the start

A few details speed up inventory and make the contract proposal more concrete.

  1. 01

    List of addresses and contacts

Give a reachable contact per site and access times that fit your operation, without us promising fixed arrival slots.

  2. 02

    Known faults and earlier reports

Share what you already know about leaks, blockages or recent work. That avoids duplicate findings.

  3. 03

    Access to plant rooms

Make sure basement, plant rooms and shut-off valves are reachable during the first inventory.

  4. 04

    Legionella or management plan question

If your building falls under the rules, say so in the request. We discuss what an extended package can support technically, within agreed scope.

Transparent packages

Basic, standard or extended, without fixed arrival SLAs

Our call-outs start from €72.60 incl. 21% VAT (non-residential premises).

The rate depends on the number of sites, inspection frequency, checklist depth and what is included for small wear. Basic covers core checks and reporting, standard adds deeper rounds and higher priority between visits, extended can include multi-site coordination and legionella technical follow-up where agreed.

Between visits, scheduling priority follows contract level and current availability, with no promise to arrive within a fixed number of hours. Repairs outside scope get the final price after diagnosis. Call for a proposal with no obligation.

How much does maintenance contracts cost?

Our call-outs start from €72.60 incl. 21% VAT (non-residential premises). The rate depends on the number of sites, inspection frequency, checklist depth and what is included for small wear.

How does a maintenance contract differ from a one-off maintenance round?

A contract fixes visit dates, scope, reporting and priority between visits for at least the agreed term. A one-off round is a single planned visit without those ongoing commitments. Both start with an inventory of what is in scope.

Can several branches sit under one contract?

Yes. We bundle sites in one overview with a shared checklist and a report per address. Frequency and package can differ per location if the installation requires it.

How does priority work for a fault between two planned visits?

You call our 24/7 line. Planning handles calls according to your contract level and current availability. We do not promise arrival within a fixed number of hours, but a clear priority rule per package.

What do basic, standard and extended packages include?

Basic includes core inspections and a report per visit. Standard adds deeper checks and higher priority between visits. Extended can cover multi-site coordination and legionella management support where the law requires it and it is written into the contract. Exact content is in your written proposal.

Do you support legionella management?

We do not give legal advice on legionella. If your building follows a management plan, we provide technical inspections, documentation and maintenance measures agreed in an extended contract, aligned with what that plan requires.

What warranty applies to work under the contract?

Up to 2 years warranty on labour; parts carry the manufacturer’s warranty.

When should you call a plumber straight away?

Some signs are worth acting on straight away: a leak you cannot stop, water coming through a ceiling or a wall, a damp patch that keeps spreading, a sudden drop in pressure throughout the house, or water near a consumer unit or an electrical appliance. Close the main stop valve first: it limits the damage while the cause is being traced.
