Commercial plumbing in Belgium
In hospitality, retail, hotels and other commercial premises, every closed zone hits revenue and customer experience. Leaks, lost hot water, blocked wastes in kitchens or washroom blocks, and faults in plant rooms must not stop trading longer than needed. Van Dijk Home aligns commercial plumbing with opening hours, deliveries, HACCP hygiene in professional kitchens and, where relevant, the Belgian context for legionella management in certain buildings.

Our approach
From on-site survey to controlled handover
We start with impact and sector, plan outside peak where possible, work with targeted shut-offs and close with testing and a short brief for your team.
- 01
Site, sector and impact
We see which zones matter for your operation, how customers and staff use the space, and which water circuits are shared. For hospitality and kitchens we account for hygiene zones and cleaning windows.
- 02
Survey and proposal
After a technical survey on site you receive a proposed execution plan. Work starts only after your agreement so planning and budget stay clear.
- 03
Window and phasing
We schedule outside peak where possible: early morning, after closing or in quieter hours. Larger jobs run in phases so not every sanitary point goes down at once.
- 04
Work with minimal disruption
The work zone is marked, circuits isolated with care and materials staged for a short run. We keep corridors and customer areas clear and follow the premises safety rules.
- 05
Test, handover and follow-up
After a tightness or functional test we release zones and walk your contact through what changed. On multiple sites we note per location what was done for your internal files.
Typical challenges
Why commercial systems fail faster
Intensive use of taps, sinks and wastes in kitchens, bars and washroom blocks wears seals and traps faster than in a home. Grease, limescale and cleaning products gradually block pipes, often after slow flow or odour first.
Shared water circuits in hotels, office blocks or shopping centres mean one shut-off hits several zones. Without upfront coordination, downtime lasts longer than needed or boilers drain unexpectedly.
Hot water that stays too low or stagnates in some Belgian contexts can raise legionella risk. Regulation and targets (for example hot water from around 60 °C and cold water to around 25 °C where applicable) need correct installation and follow-up, not automatic compliance without an on-site assessment.

Signs to watch
When you need commercial plumbing
These signs show your shop, hotel or store benefits from planning matched to how you trade.
- Leak or damp in kitchen, bar, plant room or behind counters customers use.
- Hot water lost or too cold during service or opening hours.
- Repeated slow or smelly waste in a professional kitchen or sanitary zone.
- Several locations with the same fault and need for one contact person.
- Planned renovation or replacement that must run outside peak hours.
- Questions on legionella or water temperatures after advice or inspection by a competent authority.
Until we arrive
What to do before the plumber comes
A few steps limit damage and speed up survey on a commercial site.
- 01
Limit water where it is safe
Close local valves if you know where they are. If unsure, wait for guidance on our line, especially in a shared plant room.
- 02
Clear access to the work zone
Free space under the sink, behind the bar or in the plant room. Make sure your contact is reachable for access and agreement.
- 03
Note what customers see
Say which zones must stay open, recent deliveries or events, and whether it is emergency or planned work.
- 04
Protect hygiene zones
In kitchens: cover food and worktops and tell us HACCP rules we must respect during the visit.
Transparent pricing
What sets the price
Our call-outs start from €72.60 incl. 21% VAT (non-residential premises).
Commercial jobs vary widely: a shop tap, a hospitality kitchen connection or work on a shared circuit in a hotel each has different scope, access and timing. Multiple sites or phasing is included in the proposal after survey.
After the technical survey on site you receive the final price before we begin. Call for a first indication with no obligation. Legionella or compliance questions that need a dedicated study or report are handled separately after survey, without promising automatic legal compliance.

+32 2 000 00 00How much does commercial plumbing cost?
Our call-outs start from €72.60 incl. 21% VAT (non-residential premises). The final price depends on the job (repairing a leak or replacing a part), how accessible the pipes are, the parts and the scope of the work.
Which sectors do you cover for commercial plumbing?
We work for hospitality, retail, hotels, offices and other public-facing premises, often with an owner, facilities manager or property manager. Scheduling respects opening hours and busy periods.
Can work happen outside opening hours?
Where possible we plan early morning, after closing or in quieter hours, and phase work so part of the premises stays open. Emergencies on our 24/7 line get priority depending on availability and any maintenance contract, without a fixed arrival promise in hours.
What about HACCP and hygiene in professional kitchens?
We use protection, targeted shut-offs and short on-site time so food zones stay safe. We carry out plumbing cleanly; a full HACCP file or certification remains your kitchen process and accredited advisers responsibility.
Do you help with legionella management?
In Belgium certain buildings have legionella management duties. We can discuss and carry out technical measures such as suitable temperatures where applicable (hot water from around 60 °C, cold water to around 25 °C), flushing or replacements after survey. Legal compliance and official reports need a separate assessment; we do not claim automatic certification without that survey.
Can you handle multiple branches?
Yes. For chains or property managers we use one contact, shared planning and short handover notes per site so internal follow-up stays simple.
When should you call a plumber straight away?
Some signs are worth acting on straight away: a leak you cannot stop, water coming through a ceiling or a wall, a damp patch that keeps spreading, a sudden drop in pressure throughout the house, or water near a consumer unit or an electrical appliance. Close the main stop valve first: it limits the damage while the cause is being traced.
