Plumbing maintenance in Belgium

Sanitary installations often wear down quietly: a joint that feels slightly damp, a drain that runs slower or pressure that slowly drops points to small faults that can later become leaks and water damage. Plumbing maintenance is a systematic round over the whole installation, not just one appliance. Van Dijk Home checks visible pipes, taps and connections, looks at drains for slow flow, measures pressure where it helps and notes early moisture or corrosion.

Our approach

Systematic maintenance across the installation

We work zone by zone with the same checklist, measure pressure and drainage where it informs the picture, fix small faults or schedule them, and hand over a clear report with a rhythm that fits your use.

  1. 01

Map the installation and use pattern

We review which wet rooms you use heavily, where main and circuit valves sit and any recent complaints about pressure or drainage. The round then targets the most loaded points.

  2. 02

    Systematic check by zone

Kitchen, bathroom, toilet and plant room follow a fixed checklist: taps and flexible hoses, visible joints, shut-offs, traps and pipe sections you can see or reach.

  3. 03

    Drain, pressure and moisture

We see whether drains run slowly, measure pressure where it explains the system and inspect suspect spots for starting moisture or corrosion at connections.

  4. 04

    Small adjustments and immediate advice

What fits the agreed scope of the round is done at once: a seal, a weeping nut or a stiff shut-off. Larger work is priced separately.

  5. 05

    Report and follow-up plan

You receive what is sound, what was repaired and what we recommend scheduling. We set the rhythm to match your use pattern, at home or in a busy commercial premises.

Why preventive maintenance

Small faults that become expensive later

Many issues start small: a tap that weeps, a flex hose damp at the nut, a shut-off that sticks or a drain that gradually blocks. While water still flows you notice little, but load on seals and pipe sections continues.

Pressure that slowly drops, a slightly damp connection or a slower drain are early signals we can tie to a concrete cause during a maintenance round. That helps avoid a hidden leak running for months under floor or ceiling.

Heavy use, frequent temperature changes or hard-used taps speed up wear. We therefore set the maintenance rhythm to how you use the installation and to its observed condition.

Signs to watch

When a maintenance round makes sense

These signs do not always mean an immediate leak, but they do call for a targeted check before damage appears.

  • Water pressure slowly drops without you opening extra outlets.
  • A connection or nut feels slightly damp or discolours.
  • A drain runs noticeably slower than a few months ago.
  • A tap drips after closing or a shut-off is hard to turn.
  • You hear water hiss behind boxing while no tap is open.
  • In a busy premises, blocked drains or leaking flexible hoses come back more often.

Before the round

How to prepare for the visit

Short preparation makes the round more efficient. You do not need to open walls; ensure access and a few practical points.

  1. 01

    Note recent complaints

Write down where pressure, moisture or slow drainage appeared and since when. That helps us focus the check.

  2. 02

    Clear access in wet rooms

Free space under sink, basin and in the plant area so we can see and test connections and shut-offs.

  3. 03

Know where the main valve is

If we must isolate a circuit for a test, time is saved when you can point to main and circuit valves.

  4. 04

    Flag heavy use

For hospitality, retail or shared washrooms, mention peak periods so we inspect the hardest-used points first.

What sets the price

Our call-outs start from €63.60 incl. VAT (6 % for homes over 10 years old, otherwise 21 %).

You receive the final price after the on-site finding, before we start. Larger work outside the round gets a separate agreed price. Call us for an initial indication, with no obligation.

What does it cost and what warranty applies?

Our call-outs start from €63.60 incl. VAT (6 % for homes over 10 years old, otherwise 21 %). The final price depends on the number of points to check, how accessible the installation is and any repairs needed during the round. Up to 2 years warranty on labour; parts carry the manufacturer’s warranty.

What is included in a maintenance round?

We check visible pipes, taps, flex hoses, shut-offs and traps, look at slow drains, measure pressure where useful and note moisture or corrosion at connections. You receive findings and what we adjusted on site or recommend scheduling.

How often should maintenance be planned?

How often depends on how heavily the kitchen and bathrooms are used: we suggest a frequency after a first check. Busy commercial premises or sites with heavy drain load are usually planned more often. We set the rhythm to your use pattern and the condition of the installation.

How does this differ from boiler or water heater service?

Water heater service focuses on one appliance and its safety and efficiency. Plumbing maintenance covers the whole sanitary network: pipes, drains, taps and pressure. Both complement each other; we can combine them when practical.

Can this prevent hidden leaks?

A round catches many early signals, such as pressure loss or damp at a joint, before major damage shows. If readings point to a hidden leak, we move to targeted leak detection rather than blind opening up.

Is maintenance useful for shops and hospitality?

Yes. Intensive use of taps and drains needs tighter follow-up. We can link rounds to commercial plumbing or a maintenance contract for regular follow-up on your site in Belgium.

When should you call a plumber straight away?

Some signs are worth acting on straight away: a leak you cannot stop, water coming through a ceiling or a wall, a damp patch that keeps spreading, a sudden drop in pressure throughout the house, or water near a consumer unit or an electrical appliance. Close the main stop valve first: it limits the damage while the cause is being traced.
