Heating system flush in Belgium

Black water when bleeding, radiators warm at the top but cold at the bottom, and a circulation pump running louder often point to sludge and magnetite in the heating circuit. That material comes from corrosion, settles where flow is slowest, and can return after radiator repair when pipework was opened. A quick bleed will not fix it: air sits at the top, sludge at the bottom.

Our approach

Flushing the heating circuit methodically

On every job we follow the same order: measure and choose scope, isolate, flush, clean filter and separator, then refill with inhibitor, vent and balance until returns line up.

  1. 01

    Confirm contamination and scope

We draw water, judge colour and settlement, and measure temperatures per radiator and on returns. Cold bottoms after a recent bleed, black water and uneven rooms point to sludge; we decide whether one emitter, one floor or the whole circuit needs treatment.

  2. 02

    Isolate and prepare the system

The appliance is safely bypassed or shut off, discharge points are chosen and pipework is made reachable branch by branch. Flushing stays targeted so debris is not driven back into the heat exchanger.

  3. 03

Flush by branch or full circuit

With reversible flow and, where needed, a chemical agent, we carry sludge and magnetite to the discharge point. Each radiator is flushed until the lower zone moves, not just a quick draw-off at the top.

  4. 04

    Clean filter and separator

Existing magnetic filters, strainers or dirt separators are emptied and checked. If return protection is missing, we discuss fitting one so fresh sludge does not reach the boiler again.

  5. 05

    Refill, inhibitor and balance

The circuit is filled with treated water, vented from low to high, then hydraulically balanced. We remeasure returns so improvement against the start is visible and pressure stays stable after top-up.

Common causes

Where sludge and magnetite come from

Corrosion between different metals, oxygen in the water and years without inhibitor create magnetite and muddy particles. They settle in radiators, pipe bends and sometimes the heat exchanger, where flow velocity is lowest.

After top-up without treatment, a repaired leak, or radiator work that stirs old rust, contamination can appear suddenly. Black drips when bleeding and pressure that keeps dropping after filling often belong to those situations.

Not every cold radiator needs a full flush. Air leaves the top cold, sludge leaves the bottom cold. A stuck valve or undersized pipe mimics sludge but calls for repair or pipe replacement rather than a whole-house flush.

Sometimes bleeding is enough, sometimes one radiator or branch needs work, sometimes the whole central heating circuit is due. We tie the next step to what sample and temperatures show.

Signals to watch

Recognising sludge in the circuit

These signs point to settlement and magnetite, not air alone. Acting early reduces the risk to pump and heat exchanger.

  • Radiator warm at the top but cold at the bottom, even after proper bleeding.
  • Circulation pump louder or vibrating while the thermostat is normal.
  • Black or dark brown water when bleeding or drawing off.
  • Rooms unevenly warm despite open thermostatic valves.
  • Pressure drops repeatedly after top-up with no visible leak.
  • One floor or branch stays behind after bleed and refill.

Before we arrive

What to do ahead of the visit

A few details speed up diagnosis. Do not bleed endlessly when water stays black: that will not dissolve sludge and can drop pressure needlessly.

  1. 01

    Note the pattern per radiator

Write down which emitters stay cold at the bottom, where you hear noise and which rooms lag. Mention recent top-up or radiator work as well.

  2. 02

    Read the gauge

Note cold pressure on the boiler and whether it falls quickly after your last top-up. That helps separate sludge, leaks and expansion vessel issues.

  3. 03

    Keep filters reachable

Ensure magnetic filters, strainers or separators on the return are accessible. Photos of the filter cover are helpful.

  4. 04

Call us with a short description

Give boiler make if known, water colour when bleeding and radiator count. Our line is available 24/7 to schedule.

What determines the price

Our call-outs start from €72.60 incl. 21% VAT.

Price depends on radiator count, method (targeted branch, chemical clean or full power flush), pipe access and whether filter, separator or inhibitor must be fitted or replaced.

You receive an agreed price after the on-site assessment, before we open or drain the circuit. Call for an initial indication with no obligation.

How much does heating system flush cost?

Our call-outs start from €72.60 incl. 21% VAT. Price depends on radiator count, method (targeted branch, chemical clean or full power flush), pipe access and whether filter, separator or inhibitor must be fitted or replaced.

When is flushing needed instead of bleeding?

Bleeding helps when the top of the panel stays cold and air escapes. If the bottom stays cold, water is black or uneven heat returns after bleeding, sludge is likely. We measure temperatures and a water sample before flushing.

What is the difference between power flush and chemical clean?

Power flushing uses high reversible flow to move particles. Chemical cleaning dissolves harder scale when flow alone is not enough. The choice depends on sample colour, magnetite and how long the system went without water treatment.

Must every radiator be flushed separately?

Not always. Sometimes one branch or emitter is affected after repair; we flush that target. Repeated cold bottoms and black water in several rooms point more often to a full circuit treatment.

Why a return filter after flushing?

Flushing removes existing sludge, but corrosion still produces particles slowly. A magnetic filter or separator on the return catches them before the heat exchanger and keeps results stable longer.

Is replacing a pipe better than flushing it?

Yes when a run is blocked, heavily corroded or too narrow for current demand. We say so after inspection: local replacement can beat a full flush with no lasting gain.

Is there warranty on flushing?

Up to 2 years warranty on labour; parts carry the manufacturer’s warranty.

When should you call a heating engineer straight away?

If you smell gas, leave the building and call 112 before doing anything else. Other signs also call for action: a carbon monoxide alarm going off, soot marks or fumes around the boiler, a lockout that keeps returning, or a leak on the heating circuit. Avoid resetting the boiler over and over, as the lockout protects the installation and points to a fault that needs tracing.

Why Van Dijk Home

Flushing without measurement and without return filtration is quickly undone: the same corrosion builds sludge again. We measure first, choose the right scope, clean separators, add inhibitor and hand over balancing and return readings as proof.
