Gas and CO check in Belgium
Around a boiler or other heating appliance, safety rests on three lines that can fail independently: gas tightness on the path to the appliance, combustion quality, and a flue plus air supply that work together. Heat in the circuit is no proof that CO stays low in the plant room. Van Dijk Home carries out a focused gas and CO check around the heating appliance: tightness to the applicable method, flue gas analysis, shut-off checks, flue integrity, free ventilation and CO measured in the room itself.

Our approach
Safety inspection in fixed steps
We always follow the same order: make the situation safe, tightness on the gas run, flue and air supply, measure combustion, CO in the room, then report with a clear statement.
- 01
Scope and safe start
We note make, model and what you report about smell, alarms or flame appearance. The appliance is fired only when the situation allows; if leak or flue is in doubt everything stays off until tightness and flue are checked.
- 02
Tightness on the gas run
The relevant gas section is isolated and checked for pressure loss following the method used for heating installations. This step is separate from maintenance and comes before anything is run again safely.
- 03
Flue, draught and air supply
We check the flue for passage and tightness, measure draught where useful, and confirm ventilation openings to the appliance are free. A blocked grille is a common cause of poor combustion and raised CO.
- 04
Measure combustion
A flue gas analyser records combustion values in the appliance's running state. Deviations point to fouling, wrong setup or short combustion air, even while the boiler still delivers hot water.
- 05
Room CO and report
In the plant room we measure CO while the appliance runs. You receive the readings, what was checked and, where needed, what must happen immediately or move on to boiler repair, service or heating emergency.
Why a dedicated check
When a gas and CO check makes sense
After installation or major work on the boiler you want certainty on tightness, flue and combustion before the heating season, without scheduling a full periodic service with attestation straight away.
A yellow or unstable flame, soot marks, headaches near the boiler or a CO alarm demanding measurement and flue review, even when no fault code shows on the display.
Blocked ventilation, a loose flue or shut-offs that no longer seal can build CO while the system still heats. A focused inspection makes those risks visible before lock-out or worse.

Warning signs
When to schedule a gas and CO check
These signs point to risk around tightness, flue or combustion. Plan a check before you leave the appliance running for long periods.
- Yellow, fluttering or sooty flame in the sight glass.
- CO or smoke alarm sounding in or near the boiler room.
- Combustion or gas smell on start-up, even briefly.
- Condensate or soot around the flue or loose joints on the exhaust route.
- Ventilation grilles blocked, covered or recently changed.
- New boiler, move-in or gas or flue work without recent readings.
Before the check
Safety first, then the appointment
With a gas smell or CO alarm, evacuate and call for help immediately. For a planned check, a short preparation helps.
- 01
Gas smell or CO alarm: evacuate
Leave the property, warn others, call 112 and your network operator's gas emergency number. Do not switch the appliance on or off and do not open windows if that could increase risk. Call us once you are safe outside.
- 02
No smell: clear access
Make the boiler, flue, ventilation openings and gas shut-off reachable. Remove loose items around the appliance so we can measure without obstruction.
- 03
Note what you observe
Write down when an alarm sounded, any smell or how the flame looked. Do not adjust settings or gas pipework yourself.
- 04
Planning and availability
Our line is open 24/7. For a planned gas and CO check we agree a time depending on the area and availability.
Clear pricing
Fee after scope is confirmed
Our call-outs start from €72.60 incl. 21% VAT.
The price depends on how many appliances are involved, flue access, repair points that appear during the check and any extra measurements after a recent fault.
You receive a quote after the first assessment on site, before we replace parts outside the standard check. Call for an initial indication, with no obligation.
Benefits
- Tightness, combustion, flue and air supply handled as separate safety points
- CO measured in the plant room while running, not only at the appliance body
- Shut-offs and flue route checked before further testing continues
- Readings and findings in writing, with a clear statement where immediate risk appears

+32 2 000 00 00How much does gas and CO check cost?
Our call-outs start from €72.60 incl. 21% VAT. The price depends on how many appliances are involved, flue access, repair points that appear during the check and any extra measurements after a recent fault.
How is this different from annual boiler service?
Annual service covers cleaning, hydraulics, safety devices and a signed attestation for your file. Gas and CO check focuses on tightness, flue, combustion, ventilation and room CO as a safety inspection without that attestation track.
Does this replace the mandatory periodic inspection?
Belgium has regional rules on service frequency and attestation. We perform a technical safety check and explain at a high level when periodic service with attestation should be booked separately, without legal advice on your exact duties.
What should I do if a CO alarm sounds?
Evacuate, call 112 and the gas emergency line, and stay outside until the situation is confirmed safe. Then call us for measurement and repair on the heating appliance; we do not treat acute gas leaks on pipework outside the boiler area as our main activity.
Must the appliance run during measurement?
We measure combustion and room CO in normal operation when that is safe. Tightness is tested with the relevant section isolated, before or after that phase, following the applicable method.
What if a problem is found?
Where risk is immediate the appliance stays off and we explain urgent action. For repair we refer to boiler repair, service or heating emergency, always using the readings as the starting point.
Is there warranty on replaced parts?
Up to 2 years warranty on labour; parts carry the manufacturer’s warranty.
When should you call a heating engineer straight away?
If you smell gas, leave the building and call 112 before doing anything else. Other signs also call for action: a carbon monoxide alarm going off, soot marks or fumes around the boiler, a lockout that keeps returning, or a leak on the heating circuit. Avoid resetting the boiler over and over, as the lockout protects the installation and points to a fault that needs tracing.
