Kitchen plumbing in Belgium

Kitchen plumbing mostly plays out under the sink unit: hot and cold supply, the trap, the dishwasher branch and the tap above the worktop. A leak, a slow waste or a poor appliance branch shows there first, between pipes, trap and cabinet floor. Van Dijk Home diagnoses under the cabinet, repairs or adapts supply and waste, and makes a soft handoff to unblocking when grease or scraps clog further along.

Kitchen plumbing: plumber tightening the trap under a sink

Our approach

Kitchen plumbing with under-cabinet diagnosis

We start under the sink unit, separate supply leak from waste leak, repair trap or branch with focus, and give a soft referral to unblocking when grease sits further along the pipe.

  1. 01

Clear the zone and look under the cabinet

We ask for access to the sink unit and inspect supply, trap, dishwasher hose and tap flexible hoses. That first look separates a pressurised leak from a waste leak or condensation on cold pipes.

  2. 02

Name the cause and the fix

We tell you whether it is a seal, coupling, trap, tap or appliance branch, or a blockage that belongs with drainage. The proposed fix follows before we start dismantling or repair.

  3. 03

    Repair supply, trap or branch

We replace worn seals, fit a correct trap or tee, and set supply and waste without stress or kinks. Valves stay reachable behind or under the run.

  4. 04

Test and hand over the cabinet

Supply goes back under pressure, the sink is flushed and the dishwasher branch is checked for leak or backflow. The zone stays dry and you know how to clean the trap later.

  5. 05

Handoff for grease or a deeper blockage

If the waste stays slow despite a clear trap, we schedule focused unblocking. Kitchen plumbing and drainage stay separate: water works here, pipe clearing there.

Common causes

Why kitchen pipes fail under the cabinet

Under the sink, flexible hoses, seals and a trap sit next to hot water, washing products and moving doors. Worn O-rings, over-tightened couplings or a trap hanging askew first leave a puddle on the cabinet floor.

A dishwasher or other appliance on a makeshift branch often leaks after the first cycle. Without a real shut-off or with a pinched waste hose, water finds its way under the unit.

Grease and food scraps slow the waste first in the trap, then further along the pipe. Soft handoff to drainage means: restore trap and connection here, clear the deeper blockage there, without mixing the two problems.

Signals to watch

Spotting problems under the sink

These signs point to a kitchen plumbing job or a handoff to unblocking. The earlier you call, the more limited the damage under the cabinet stays.

  • A puddle or damp patch on the cabinet floor under the sink.
  • Dripping at a flex, tap base or trap coupling when the tap is open.
  • The waste runs slow even after the trap was recently cleaned.
  • Dishwasher or another appliance leaves water under the unit after a cycle.
  • A musty smell or mould on the back of the sink cabinet.
  • The water meter turns while no kitchen tap is open.

Until we arrive

What to do while you wait for the plumber

A few steps limit water damage under the cabinet and speed up diagnosis. Do not force couplings that already leak.

  1. 01

Close the shut-off under the sink

Turn the local valves off. If they stick, use the main stopcock so the puddle does not grow.

  2. 02

Catch the water and clear the cupboard

Place a bucket or cloths under the leak and remove cleaning products from the sink unit so we can work safely.

  3. 03

Switch off electricity near wet zones

If moisture is near a socket or the dishwasher, switch off the circuit involved. Do not touch wet electrical parts.

  4. 04

Describe leak, branch or slow drain

Say whether you see a puddle, whether an appliance just ran, or whether the sink empties slowly. That helps us bring the right materials.

Clear pricing

What determines the price

Our call-outs start from €63.60 incl. VAT (6 % for homes over 10 years old, otherwise 21 %).

Price depends on access under the cabinet, whether the fault is a seal, trap, tap or appliance branch, and whether a separate unblocking step is needed. Replacing a trap is not charged like moving a pipe run.

You get a price agreement after the on-site finding, before we start dismantling or repair. Call for a first indication, no obligation. Our line is available 24/7; planning follows depending on the area and availability.

Benefits

  • Under-cabinet diagnosis: supply, trap, dishwasher branch and tap
  • Reachable valves and trap after fitting or repair
  • Soft handoff to unblocking when grease or a slow run sits further along
  • Supply leak test and waste fall checked before handover

What does under-sink kitchen plumbing cost?

Our call-outs start from €63.60 incl. VAT (6 % for homes over 10 years old, otherwise 21 %). The final price depends on the cause (trap, fitting, flexible hose or waste pipe), access under the cabinet, the parts needed and the size of the repair.

Water is leaking under the sink. What should I do?

Close the valves under the unit or the main stopcock, catch the water and clear the cupboard. Call us with what you see: puddle at the trap, at a flex or after a dishwasher cycle. We locate the leak under the cabinet and repair with focus.

Can I have a dishwasher or other appliance branched onto the kitchen plumbing?

Yes, with a dedicated shut-off on the cold supply and a correct trap branch or standpipe. A makeshift tee without a valve often leaks under the unit. We fit or check the branch and test supply and waste before handover.

The sink drains slowly. Is that plumbing or unblocking?

We first check the trap, connections and dishwasher backflow. If that zone is clear but the pipe further along stays blocked by grease or scraps, a soft handoff to unblocking follows. You do not pay twice for the same problem.

Does the kitchen furniture need to be opened or moved?

Usually we work through the sink-unit doors. Only when pipes sit behind a fixed panel or are too tight is wider dismantling needed. We keep that opening limited to what diagnosis and repair require.

Do I get a warranty on the work?

Up to 2 years warranty on labour; parts carry the manufacturer’s warranty.

When should you call a plumber straight away?

Some signs are worth acting on straight away: a leak you cannot stop, water coming through a ceiling or a wall, a damp patch that keeps spreading, a sudden drop in pressure throughout the house, or water near a consumer unit or an electrical appliance. Close the main stop valve first: it limits the damage while the cause is being traced.
