Thermostat and controls in Belgium

A thermostat looks like a simple switch, but it only commands correctly when the sensor measures the room, the signal matches your boiler and the controls respect radiators, floor circuits or zones. Mounting next to a radiator, in a draught or in direct sun gives false readings; a smart controller on a boiler that can only fire on/off adds little comfort. Van Dijk Home therefore starts with compatibility (on/off, OpenTherm or brand protocol), then chooses wired or wireless deliberately, and sets classic, smart or zone control with schedules that fit how you live.

Thermostat and controls: technician checking a wall-mounted boiler

Our approach

Fitting or repairing a thermostat in fixed steps

We always follow the same order: compatibility and emitters, sensor position, fit or repair, configure, then a real heat demand test until the boiler responds correctly.

  1. 01

    Map boiler, protocol and emitters

We record boiler make and model, confirm whether it runs on/off, modulates via OpenTherm or uses a brand-specific bus, and note radiators, floor circuits or zones. That shows which thermostat can really drive the system and which settings remain meaningful.

  2. 02

    Sensor position and cable route

The measuring point sits in a living area at breathing height, not above a radiator, not in a draught and not in direct sunlight. For wired units we plan the route; for wireless we check range and interference between boiler and room unit.

  3. 03

    Mount, wire or pair

We fit the thermostat or room controller, connect power and control wires correctly and pair wireless parts to the manufacturer procedure. With zone control we align valves or groups with the hydraulic layout.

  4. 04

    Programmes, curve and zones

We build the weekly schedule around your actual use, set weather curve or modulation where the appliance supports it, and explain classic versus smart features. On a pure on/off boiler we limit settings to what it can follow.

  5. 05

    Test communication and document

We call for heat, follow startup and modulation or switching points, and check each zone separately. Configured values and pairing are handed over in writing so you can restore them after a power cut.

Common causes

Why a thermostat disappoints

A sensor above a radiator, in a draughty hall or in sunlight does not measure the room where you sit. The boiler switches too late or too early, and further tuning only amplifies the error.

A smart thermostat on a non-modulating boiler still only switches on/off. Without OpenTherm or a matching brand protocol you do not get gentle modulation and comfort can hunt.

Hydraulically mismatched zone valves, flat batteries, oxidised contacts or bad pairing leave one zone cold while others heat. Sometimes reprogramming or a sensor is enough; sometimes replacement is clearer. We decide after measurement, not guesswork.

Signals to watch

When controls need a closer look

These signs point to placement, protocol or a faulty link. The earlier we measure, the smaller the intervention stays.

  • The boiler does not start while the thermostat calls for heat, or keeps running after setpoint.
  • Large temperature swings while the programme stays unchanged.
  • One zone stays cold while others heat with zone control.
  • The display flickers, shows fault codes or loses pairing after a power cut.
  • Radiators warm when the thermostat is off, suggesting contacts or valve issues.
  • A recently fitted smart controller does not modulate although the boiler should.

Before the visit

What you can prepare

A few details and clear access to the boiler and thermostat make diagnosis and fitting smoother. Do not adjust gas or boiler settings yourself.

  1. 01

Note boiler and thermostat make and model

Write down model names and any messages on the display. That helps us choose the right protocol and parts.

  2. 02

Clear access to boiler and current sensor

Remove loose items around the appliance and leave the existing thermostat reachable for measurement and a photo of the wiring.

  3. 03

Think about zones and daily routine

Note which rooms are used differently and when you are usually home. That feeds the weekly programme and zone layout.

  4. 04

    Ask for a price indication

Briefly state whether you want fitting, replacement or repair. We schedule by availability.

Transparent pricing

What determines the price

Our call-outs start from €72.60 incl. 21% VAT.

Cost depends on wired versus wireless, number of zones, brand compatibility and whether we reprogramme, repair contacts or replace the unit entirely.

After a short on-site assessment you receive an agreed price before we begin. Ask for an indication when booking the visit.

Benefits

  • Boiler and protocol compatibility checked before choosing the unit
  • Sensor position away from heat sources, draughts and direct sun
  • Honest advice when on/off control is all the boiler can do
  • Repair or reprogramming where replacement is not needed

How much does thermostat and controls cost?

Our call-outs start from €72.60 incl. 21% VAT. Cost depends on wired versus wireless, number of zones, brand compatibility and whether we reprogramme, repair contacts or replace the unit entirely.

Will any smart thermostat work with my boiler?

Not automatically. We check whether your boiler is on/off, OpenTherm or a brand protocol. Modulating control makes sense when the appliance can follow that signal; otherwise we advise a simpler setup.

Where should the thermostat go?

In a representative living area at breathing height, not above a radiator, not in a draught and not in direct sun. The sensor then measures the space where you actually are.

Can you repair an existing thermostat?

Often yes. We test sensor, contacts and software, reprogramme where possible and replace only when parts fail or the protocol is no longer supported.

What is the difference between classic, smart and zone control?

Classic uses fixed time programmes and usually one sensor. Smart adds modulation, apps or weather compensation when the boiler supports it. Zone control drives separate groups and needs valves and hydraulics that agree.

Do you test the boiler after installation?

Yes. We call for heat, follow startup and modulation or switching, and check each zone. Handover happens only after that test, with settings in writing.

What warranty applies to controls?

Up to 2 years warranty on labour; parts carry the manufacturer’s warranty.

When should you call a heating engineer straight away?

If you smell gas, leave the building and call 112 before doing anything else. Other signs also call for action: a carbon monoxide alarm going off, soot marks or fumes around the boiler, a lockout that keeps returning, or a leak on the heating circuit. Avoid resetting the boiler over and over, as the lockout protects the installation and points to a fault that needs tracing.

Why Van Dijk Home

Controls usually fail because of wrong placement, wrong protocol or a boiler that cannot follow the requested signal. We check compatibility first, repair where we can, test every boiler response and supply settings in writing.
