Boiler maintenance in Belgium

A dirty burner and soot on the heat exchanger cut efficiency, add noise and raise the risk of lock-outs. A service visit is more than a quick check: we dismantle and clean the burner, remove deposits from the exchanger, check pressure, expansion vessel, pump, ignition and safety devices, then reset air-gas ratio and combustion to your maker's rules. We measure flue gases afterwards and record the readings.

Our approach

A service visit in fixed steps

We always follow the same order: record condition, clean to the maker's rules, check circuit and safety devices, set up and measure, then report what was done and what needs follow-up.

  1. 01

    Record condition and use

We read circuit pressure, fault history and start-up behaviour. Yellow flame, soot smell or pressure loss show where the visit should focus. Recurring codes may also come from air in the circuit or an expansion vessel without charge pressure.

  2. 02

    Dismantle and clean the burner

The burner is stripped, cleaned and checked for wear. Blocked ports or dirty electrodes give an unstable flame and extra noise; after reassembly the appliance starts more quietly and steadily.

  3. 03

    Clean exchanger and drain route

Deposit and soot are removed from the exchanger and condensate path so heat transfers properly again. A blocked condensate line is a common cause of lock-outs that thorough cleaning clears.

  4. 04

    Pressure, pump, ignition and safety

Expansion vessel, relief valve, circulation pump and ignition are checked for function and condition. Safety devices and the flue must pass freely; a vessel without charge pressure often explains pressure swings blamed on the boiler.

  5. 05

    Set up, measure and report

Air-gas ratio and combustion are adjusted to the manufacturer's specification. A flue gas measurement and a CO check in the plant room follow. You receive the readings, what was done and anything that needs follow-up soon.

Servicing and the legal duty

Technical servicing or periodic inspection: what each Region requires

Technical servicing (cleaning, setup, measurement) keeps the appliance reliable and efficient. The periodic inspection is a separate legal duty, set by each Region according to fuel and output, and carried out by a technician approved by that Region. Both can be done in one visit, but the legal certificate follows the regional rules, not our servicing schedule.

Wallonia: the periodic inspection is yearly for an oil (liquid-fuel) boiler; for a gas boiler, every 3 years up to 100 kW and every 2 years above that (source: energie.wallonie.be).

Brussels-Capital Region: the periodic EPB inspection is mandatory every 2 years for a gas boiler or gas water heater, and every year for an oil or solid-fuel boiler; only an EPB boiler technician approved by Brussels Environment may carry it out (source: environment.brussels).

Flemish Region, under the Flemish heating appliances decree (Stooktoestellenbesluit): a gas boiler of 20 kW or more is serviced every two years by a technician certified for gaseous fuels, an oil boiler every year by a technician certified for liquid fuels, and a solid-fuel appliance every year whatever its output. Each service comes with a cleaning and combustion certificate. Since 1 July 2024, the periodic heating audit is no longer mandatory. Source: the Flemish government’s Departement Omgeving.

Why servicing matters

What throws a boiler off balance

Combustion always leaves residue. Soot on the exchanger and dirt in the burner lower efficiency, add noise and can lead to lock-outs when condensate or air paths block.

Pressure loss, a vessel without charge or a slow pump loads ignition and safety devices. Without regular checks those symptoms look like boiler faults while the cause sits in the circuit.

Each brand and fuel has its own settings and steps. A generic check without those rules does not prove safety or consumption; we work to the maker's procedure and measure afterwards.

Warning signs

When to schedule a service visit

These signs point to fouling, wrong setup or a circuit issue. The earlier you plan, the lower the chance of a shutdown in cold months.

  • Yellow or unstable flame in the sight glass.
  • More noise on start-up or while running.
  • Radiators slow to warm despite normal pressure.
  • System pressure keeps dropping with no visible leak.
  • Fault codes or unexpected lock-outs more often.
  • Soot smell near the appliance or noticeably higher gas use.

Before the appointment

What you can prepare

A few preparations make the visit smoother. Do not adjust gas settings yourself; just note what you observe.

  1. 01

    Clear access to the boiler

Keep the plant room reachable and allow safe access to burner, flue and expansion vessel. Move loose items away from the appliance.

  2. 02

    Note codes and pressure

Write down recent fault codes and the gauge pressure. Mention when you saw yellow flame, heard extra noise or noticed soot smell.

  3. 03

    Have brand and model ready

Keep the rating plate or service book handy. Brand, model and year determine the settings we apply.

  4. 04

    Call us to schedule

Say whether you have gas or oil and whether heating or hot water is the main issue. Our line is available 24/7; we schedule depending on the area and availability.

Clear pricing

What determines the price

Our call-outs start from €72.60 incl. 21% VAT.

Price depends on brand, appliance type, level of fouling and any parts needed. A heavily fouled condensing boiler takes longer than a light service after a few running hours.

A short look at the appliance shows how much work the service needs. Call for an initial indication; combine technical service with annual inspection in one visit if you prefer.

Benefits

  • Burner and heat exchanger cleaned, not just a visual glance
  • Pressure, vessel, pump and safety devices checked in one visit
  • Combustion measured and logged for comparison at the next service
  • Procedure matched to brand and type (gas, condensing, oil)

What does a service visit cost?

Our call-outs start from €72.60 incl. 21% VAT. The final price depends on the type of boiler, the condition of the burner and heat exchanger, and any parts that need replacing.

How often should my gas boiler be serviced?

Yearly servicing is recommended. The legal interval depends on the region: in Flanders, a boiler of 20 kW or more must be serviced every 2 years on gas and every year on oil; in Brussels, the EPB periodic inspection is due every 2 years for gas and every year for oil; in Wallonia, the periodic control is due every 3 years for a gas boiler of 100 kW or less and every year for oil.

What is the difference between boiler maintenance and annual boiler service?

This page covers technical service: cleaning, setup and measurement. Annual boiler service covers the legal periodic inspection and certificate where required. Both can be combined in one visit.

Should I wait until the boiler breaks down?

Preventive service reduces lock-outs, noise and wasted fuel. Yellow flame, soot smell or pressure loss are reasons not to wait for a winter shutdown.

Do you follow my boiler maker's rules?

Yes. Dismantling, cleaning steps and settings follow the manufacturer's guidance. We then measure combustion and record the values for the next comparison.

Is there a warranty on replaced parts?

Up to 2 years warranty on labour; parts carry the manufacturer’s warranty.

When should you call a heating engineer straight away?

If you smell gas, leave the building and call 112 before doing anything else. Other signs also call for action: a carbon monoxide alarm going off, soot marks or fumes around the boiler, a lockout that keeps returning, or a leak on the heating circuit. Avoid resetting the boiler over and over, as the lockout protects the installation and points to a fault that needs tracing.

Servicing without cleaning and measurement does not show whether the appliance runs safer or more efficiently than before. We follow the maker's service steps, measure combustion afterwards and record the values for the next visit.
