AC cleaning in Belgium

A musty smell at start-up, less airflow than before or visible deposit on the fins point to fouling inside the indoor unit. It is a separate treatment: in cooling mode moisture condenses on the coil and, together with dust, forms a layer where odour develops. Washing filters changes little, because the layer sits on the coil and on the fan blades, which need targeted cleaning.

Our approach

Clean down to the coil and the fan

On every clean we follow the same order: confirm fouling, protect the area, dismantle where needed, clean including tray and drain, reassemble and measure airflow.

  1. 01

    Confirm the fouling

We open the indoor unit and assess the filters, the coil fins and the fan. Where the deposit sits determines whether thorough cleaning is enough or removal is required.

  2. 02

    Protect and dismantle

The area beneath the unit is protected and water collected before any cleaning. Where the fan is heavily fouled it is removed, since a blower wheel cannot be cleaned thoroughly in place.

  3. 03

    Clean the components

Coil, fan and condensate tray are cleaned and the drain flushed. The treatment targets the layer where odour develops, rather than masking the smell itself.

  4. 04

    Reassemble and measure

After reassembly we measure airflow and discharge temperature and compare with before cleaning. The effect of the treatment then becomes visible rather than only noticeable.

Where odour and low airflow come from

Why washing filters often is not enough

In cooling mode moisture condenses on the coil. Together with dust it forms a layer where odour develops. That layer sits on the fins and fan blades, not only on the removable filters.

Lower airflow often comes from deposit on the coil or a fouled blower wheel. The unit seems to cool less while the refrigerant circuit may still be sound.

The condensate tray and drain hold the same deposit. Without treating them, odour or moisture returns quickly after a surface filter wash.

Signs to watch

When a deep clean is needed

These signs point to fouling inside the indoor unit beyond dirty filters.

  • A musty or sour smell at start-up or while cooling.
  • Less air from the unit even though it starts.
  • Visible deposit on the fins behind the filters.
  • Filters that turn black again soon after washing.
  • A damp smell or light moisture marks near the tray.
  • Air-quality complaints in the room despite frequent filter washes.

Before we start

What to prepare for the cleaning visit

Protecting the floor and freeing access to the unit makes the treatment cleaner and faster.

  1. 01

Clear the area under the indoor unit

Move furniture so we can protect and collect water without spilling into the room.

  2. 02

Remove loose filters first if it is simple

Only if you can do it safely. Otherwise leave them; we include them in the treatment anyway.

  3. 03

    Note when the odour appears

Smell at start-up, while cooling or after standing idle steers how deep we treat fan and tray.

  4. 04

Avoid odour sprays just before the visit

Masking sprays hinder assessment. Stop them the day before if you can.

Clear pricing

What determines the price

Our call-outs start from €63.60 incl. VAT (6 % for homes over 10 years old, otherwise 21 %).

Price depends on the number of indoor units, access and whether the fan must be removed. A light filter wash is not priced like a full coil and blower clean.

You get the price for the planned clean in advance. If a fault appears, a separate quote comes before repair.

Benefits

  • Coil and fan blades cleaned, not only the filters
  • Odour treated at source rather than with sprays
  • Airflow compared before and after the cleaning
  • Condensate tray and drain included in the treatment
  • Work area protected so dirty water does not enter the room

What does an AC clean cost?

Our call-outs start from €63.60 incl. VAT (6 % for homes over 10 years old, otherwise 21 %). The final price depends on the number of units, how easy they are to reach and how deep the clean goes (filters only, or the coil and fan as well).

Does washing filters myself still help?

Yes, as interim care, but it does not remove the layer on coil and fan. With odour or lower airflow a deeper clean is needed.

Does the fan always have to come out?

Not always. With heavy deposit on the blower wheel yes, because cleaning in place is then not enough. We decide after opening the unit.

Does the smell go at once?

Usually you notice a clear difference after treatment. On stubborn biofilm a second visit may be needed; we say so after the first clean.

How soon can cleaning happen?

Timing depends on the area and availability. Our line is available 24/7 to book the visit.

Is there a warranty if parts are replaced?

Up to 2 years warranty on labour; parts carry the manufacturer’s warranty.

When should you call an air conditioning technician straight away?

Some signs call for switching the unit off rather than letting it run: a burning smell, an unusual mechanical noise, water running from the indoor unit, ice that stays on the coil, or a breaker that trips on start-up. Turn the system off and leave it off: running it through those signs can make the fault worse.

Why Van Dijk Home

Odour from air conditioning comes from the layer on the coil and the fan, not from the filter alone. We clean those parts specifically, include tray and drain, and measure airflow before and after so the result is demonstrable.
