Boiler repair in Belgium
A faulty boiler almost always shows a code on the display, but that message often describes the consequence, not automatically the part that failed. The same code can mean low pressure, a blocked condensate route, a circulation pump that will not start, an NTC reading out of range or ignition that cannot hold flame. Van Dijk Home reads the full fault history, measures pressure and temperatures on the circuit, checks combustion and critical safety devices, then replaces only what is genuinely defective.

Our approach
Breakdown repair with diagnosis before parts
We always follow the same order: history and symptoms, readings on circuit and appliance, agreement on the repair, repair on site or via order, then commissioning with remeasurement and clearing history only after that.
- 01
Record symptoms and fault history
We note what you see: no heat, no hot water, short cycling or repeated lock-outs. Then we read stored codes and how earlier messages recurred. A code that only appears in cold weather points to a different cause from one that shows at random after every reset.
- 02
Measure circuit, combustion and parts
Pressure, flow and return are measured, condensate and air paths checked, and a flue gas reading follows when needed. Pump, expansion vessel, ignition, NTC and the safety chain are tested so we know whether the cause sits in the appliance or the heating circuit.
- 03
Confirm the cause and the repair
Once the cause is clear we tell you which part or work is involved. If repair versus replacement is unclear we lay out both options using condition, expected cost and how often the fault already returned.
- 04
Repair on site or order parts
Common sensors, ignition parts, valves or pumps we carry are fitted straight away. If the part is brand-specific and not stocked we order it and plan a return visit when delivery lands, without leaving you to guess dates.
- 05
Commission, remeasure and close
After repair we vent and fill the circuit where needed, remeasure pressure and combustion, and test heating and hot water. We clear fault history only after successful readings so any returning fault stays traceable.
Common causes
Why a boiler locks out or stops
Low circuit pressure, an expansion vessel without charge or air in the system causes pressure loss and sometimes heat with no visible leak. The appliance locks out while the real issue is filling, venting or the vessel.
Failed ignition, dirty electrodes or a condensate path that no longer drains lead to no flame, short firing or shutdown after minutes. Condensing boilers are sensitive to blocked condensate, especially after long idle periods.
A pump that will not start, a failed NTC or a leaking heat exchanger gives cold radiators, no hot water or repeating codes. When the same component has failed several times we weigh repair against replacing the appliance on condition and cost, not on a single euro rule.

Warning signs
When to call for breakdown repair
These signs mean an active fault, not a missed service date. Note codes and avoid endless resets; that wipes history we need for diagnosis.
- Display shows a fault code or the appliance locks out repeatedly.
- No hot water while the boiler seems to run, or the opposite.
- Short firing while heat is still demanded.
- Pressure drops below about 1 bar and keeps falling after topping up.
- Radiators stay cold despite normal pressure; pump silent or vibrating.
- Condensate leaking, blocked or triggering a repeat drain message on the display.
Before the visit
What you can prepare
A few notes speed diagnosis. Do not force gas or breakers to restart the appliance; that can make the fault worse.
- 01
Write down codes and behaviour
Record the exact display code, when the fault started and whether heating, hot water or both fail. Add brand and model if you can read the rating plate.
- 02
Avoid repeated resets
One reset is understandable, but repeated resets erase stored history we rely on. Leave the appliance locked out if you smell gas or CO.
- 03
Clear access to the boiler
Keep the appliance, expansion vessel, condensate route and pressure gauge reachable. Move loose items out of the plant room.
- 04
Call to schedule
Our line is available 24/7. We plan depending on the area and availability.
Clear pricing
What determines the price
Our call-outs start from €72.60 incl. 21% VAT.
Cost depends on diagnosis, brand and part, and whether we can finish in one visit. An ignition electrode or NTC takes different time from a pump or heat exchanger; we do not quote guaranteed euro amounts for every situation upfront.
You receive the final price once the cause is confirmed, before we order or fit. Call for an initial indication; van stock often allows completion in the same visit.
Benefits
- Diagnosis before parts: pressure, combustion, history and critical components
- Code tested against readings, not blind replacement of what the display suggests
- Honest repair versus replace when further fixes stop making sense
- Common parts often available on site

Frequently asked questions

+32 2 000 00 00How much does boiler repair cost?
Our call-outs start from €72.60 incl. 21% VAT. Cost depends on diagnosis, brand and part, and whether we can finish in one visit.
Does it help to tell you the fault code?
Yes. Codes on displays from makers such as Vaillant, Bosch, Viessmann or Baxi are a starting point, but the same code can have several causes. We read stored history and measure pressure and temperatures before choosing a part.
What is the difference between repair and boiler maintenance?
Repair fixes an active breakdown or lock-out. Maintenance is planned cleaning and setup to limit fouling and wear. Skipping service raises fault risk, but a code after lock-out needs repair, not maintenance alone.
Can you fix it in one visit?
When the part is common and on the van, yes. Otherwise we order and return on delivery. You get a realistic schedule upfront.
When do you advise replacement instead of repair?
If the same defect returns, critical parts keep failing or repair cost nears a new appliance over time, we discuss replacement. We use condition, cost and frequency, not a universal euro cutoff.
Should I adjust pressure or gas myself?
Topping pressure per the manual may help briefly with low pressure, but repeated loss needs checks for leaks, vessel charge or venting. Leave gas and electrical safety to us; do not force the appliance out of lock-out.
Is there a warranty on the repair?
Up to 2 years warranty on labour; parts carry the manufacturer’s warranty.
When should you call a heating engineer straight away?
If you smell gas, leave the building and call 112 before doing anything else. Other signs also call for action: a carbon monoxide alarm going off, soot marks or fumes around the boiler, a lockout that keeps returning, or a leak on the heating circuit. Avoid resetting the boiler over and over, as the lockout protects the installation and points to a fault that needs tracing.
