Overview
Installing air conditioning in Anderlecht: the rules to know
In Anderlecht, the connection and the meter belong to the network operator Sibelga; the circuit and air-conditioning units after the meter are the owner’s responsibility. Anderlecht’s planning regulation carries no article on air conditioning, but its rule on ducts still bites: nothing may discharge on a front facade, nor within 0.60 metre of a window or a party boundary. Brussels treats air conditioning as a regulated technical installation under the EPB rules of Bruxelles Environnement, with periodic inspection obligations and an accredited professional required. An installation is therefore planned around those recurring obligations, not around the appliance alone.

FAQ
Frequently asked questions
A question about air conditioning in Anderlecht? Call us, we answer in person.
Do you need a permit for an outdoor unit in Anderlecht?
It depends on where it goes. An outdoor unit visible from the street, on the front façade or on the roof, may fall under the municipality’s planning rules: check with the planning department of Anderlecht before installation. In a block of flats, the owners’ general meeting usually has to agree. During the site visit we check the planned position, the condensate drain and the noise towards the neighbours.
What are the specific EPB requirements for air conditioning in Anderlecht?
In Anderlecht, as part of the Brussels region, air conditioning units are considered regulated technical installations under the EPB rules of Bruxelles Environnement. This means they are subject to periodic inspection obligations, and any installation or significant maintenance must be performed by an accredited professional to ensure compliance and efficiency.
Do I need an accredited professional for routine AC maintenance in Anderlecht?
Yes, due to regional regulations from Bruxelles Environnement, both installation and periodic maintenance of air conditioning systems in Anderlecht require an accredited professional. This ensures that the work is performed correctly and that your system remains compliant with environmental and energy performance standards.
How much does an air conditioning call-out cost in Anderlecht?
Depending on the units and the job, from €63.60 incl. VAT (6 % for homes over 10 years old, otherwise 21 %).
When should you call an air conditioning technician straight away?
Switch it off and call for a burning smell, odd noise, water from the indoor unit or a tripping breaker.
